CAMS: (1) ELE Credit Hours

Community associations have certain procedures and processes for determining the rights, duties and responsibilities of their members.  Community Association Managers are often relied upon to be the expert in this process. Accordingly, it is important for CAMs to be well versed in both Florida law and the community’s governing documents to navigate these procedures. This course is designed to discuss the major considerations and steps involved in effectively determining what the association’s governing provide and how these provisions apply to the issue at hand. This course also discusses compliance and enforcement of the governing documents.

Course outline: The 2025 Legislative Update course provides managers and members of the Association’s Board of Directors with a comprehensive overview of the changes to Florida law resulting from the 2025 legislative session. The 2025 session introduced significant revisions affecting the governance, management, and operation of condominium associations throughout Florida. This course explains those changes, provides the necessary legal and practical context, and equips board members with the knowledge needed to understand and comply with the updated statutory requirements.

Directors: 4-Hour Board Certification Course

This is a classroom style educational webinar and discussion to be conducted over four hours of lecture. The course objective is to provide an educational curriculum to certify new Directors in accordance with the requirements of Chapters 718, 719, and 720, Florida Statutes. The educational curriculum is 4 hours long and includes instruction on milestone inspections, structural integrity reserve studies, elections, recordkeeping, financial literacy and transparency, levying of fines, and notice and meeting requirements.

Course Outline: Effective communication and well-run meetings are essential to the successful operation of Florida homeowners’ associations. This course provides managers and board members with practical guidance for conducting effective board meetings, preparing accurate and useful meeting minutes, and appropriately using social media and email in association business. Participants will learn best practices for establishing meeting agendas, maintaining order and civility, facilitating productive board discussions, handling owner participation, and making decisions in a manner consistent with legal requirements. The course also addresses the purpose and proper content of meeting minutes, including what should and should not be included in the official record. The course further examines the opportunities and risks associated with social media and electronic communications. Participants will explore appropriate use of email, group communications, social media platforms, and other electronic tools, with an emphasis on transparency, professionalism, record retention, privacy, and avoiding communications that could create legal or operational concerns for the association. By the end of the course, participants will have practical tools and strategies to improve board meetings, create effective meeting records, and communicate more professionally and responsibly with homeowners and fellow board members.

Course Outline: This course provides managers and members of the Association’s Board of Directors with a basic understanding of contracts and the tools necessary to evaluate, negotiate, and manage contracts on behalf of the Association. Topics covered include the essential elements of a contract, common contractual provisions, approval and execution requirements, interpretation, and potential risks and liabilities. By developing a better understanding of contract basics, Directors will be better equipped to make informed decisions, protect the Association’s interests, and fulfill their fiduciary duties.

This course provides Directors, managers, owners, and Association professionals with an understanding of the differences between the Association’s governing documents and the tools available to enforce them. Participants will learn about the hierarchy and function of key documents, including the Declaration, Articles of Incorporation, Bylaws, and Rules and Regulations.

The course will also cover statutory requirements under Florida law, the amendment process, and the distinction between covenants and Board rules as it pertains to enforcement.
