This course is designed to discuss the major considerations and steps involved in effectively determining what the association’s governing provide and how these provisions apply to the issue at hand. This course also discusses compliance and enforcement of the governing documents.

Course Outline: Effective communication and well-run meetings are essential to the successful operation of Florida homeowners’ associations. This course provides managers and board members with practical guidance for conducting effective board meetings, preparing accurate and useful meeting minutes, and appropriately using social media and email in association business. Participants will learn best practices for establishing meeting agendas, maintaining order and civility, facilitating productive board discussions, handling owner participation, and making decisions in a manner consistent with legal requirements. The course also addresses the purpose and proper content of meeting minutes, including what should and should not be included in the official record. The course further examines the opportunities and risks associated with social media and electronic communications. Participants will explore appropriate use of email, group communications, social media platforms, and other electronic tools, with an emphasis on transparency, professionalism, record retention, privacy, and avoiding communications that could create legal or operational concerns for the association. By the end of the course, participants will have practical tools and strategies to improve board meetings, create effective meeting records, and communicate more professionally and responsibly with homeowners and fellow board members.

By developing a better understanding of contract basics, Directors will be better equipped to make informed decisions, protect the Association’s interests, and fulfill their fiduciary duties.
